Bell Hammer advances development of Edinburgh office

Bell Hammer has announced it has completed demolition and site clearance for the development of Rosebery, a 150,000 sq ft prime office scheme in Edinburgh city centre, owned by Aviva Investors, the asset management business of Aviva plc.

Located on Haymarket, Rosebery sits adjacent to Edinburgh’s most connected commuter hub, with mainline rail, trams, buses and roads serving Scotland’s principal transport network. Haymarket continues to establish as a prime office location in Edinburgh, with Baillie Gifford moving into their new headquarters in Q4 2025, as well as Shepherd & Wedderburn, Deloitte and other major corporates also locating nearby.

 

Rosebery has been designed by 3DReid Architects and combines a striking presence with innovative technology to create a future-proofed net zero carbon building.

 

With a double height reception, generous shared spaces, private and communal external terraces with exceptional views over Edinburgh’s skyline, glazed rooftop event space, and comprehensive end of journey facilities, Rosebery aims to attract and retain the best talent for the most dynamic businesses.
